The Residence Bedroom

The Residence is the closest thing in commercial aviation to flying private. It's a three-room suite with a living room, a separate bedroom, and a private bathroom with a shower, all at the front of the upper deck on Etihad's A380. There's a personal escort through the airport, a private room in the First Class Lounge in Abu Dhabi, and a fluffy robe waiting wile you enjoy your own shower at 40,000 feet over the Gulf.

Here’s the thing: you can't purchase The Residence outright anymore, and you can't book it with miles directly. Since Etihad brought the A380 back in 2023, The Residence is sold as a paid upgrade on top of a First Class Apartment ticket. So the booking process requires two steps. Book a First Apartment seat with points. Then pay a cash upgrade, usually $1,600 to $3,200 one-way, to move into The Residence.

Follow the strategy below if you want to fly the world’s most premium cabin experience, at a fraction of the $15,000+ Etihad charges. This guide will walk you through everything: what The Residence is, which routes and aircraft you’ll find the cabin on, the exact points and cash numbers by route, and the trick that lets two people share the suite while only paying the upgrade once.

What is The Residence?

Etihad's A380 has two products that people often confuse.

First Class Apartments are the nine suites in a 1-1 layout at the front of the upper deck. Each has a separate armchair and a 6-foot-7 bed, sliding privacy doors, a 24-inch TV, and access to the onboard shower. On almost any other airline this would be the headline cabin. On the A380 it's the runner-up.

The Residence sits at the front left of that same first class cabin, and it's a different category entirely. It's a private, enclosed 125-square-foot suite split into three rooms: a leather-seated living room with a two-person sofa, a separate bedroom with a real double bed, and an ensuite bathroom with a shower. It fits two people comfortably.

What you get with a Residence ticket that Apartment passengers don't:

  • A personal escort through the airport at departure and arrival

  • A private room inside the Etihad First Class Lounge in Abu Dhabi

  • Enhanced tableware and glassware onboard

  • Premium bedding and your own shower, in your own suite

You’ll get a private chauffeur too, though it isn't unique to The Residence. Any Residence or First ticket, award tickets included, comes with a complimentary car to and from Zayed International Airport anywhere in the UAE. On Residence and First Deluxe tickets you also get the worldwide chauffeur at the other end, within an 80km radius of the airport.

Pre-2020 you The Residence guest received a dedicated onboard butler and fully bespoke menu. Those benefits have been removed, now you're paying for the space and the exclusivity, not a separate catering operation. It's still the most private cabin in the sky.

Which routes fly The Residence in 2026

The Residence only exists on the A380, and Etihad has eight of them in the air. All A380 flying radiates out of Abu Dhabi (AUH). Here's where The Residence flies through 2026 and into early 2027.

Route from Abu Dhabi

Bangkok (BKK)

Toronto is now the only North American destination with regular A380 service. The old New York JFK A380 ended in 2025 and now flies a 787-10 with no Apartment and no Residence. Paris, Singapore, Tokyo, and Bangkok all run other daily frequencies on smaller jets (787s and A321XLRs) that look identical on a booking page but have no Residence. Always confirm the specific flight is the A380 before you get excited.

Toronto is the longest current route, which means the most hours in the suite for your enjoyment. But this comes with a larger price tag, which we’ll get into next.

How you actually book it

The upgrade to The Residence is only offered to passengers already confirmed in a First Class Apartment on the A380. You can add it at the time of booking during seat selection, or later through Etihad's Manage Booking tool.

Important rule: the ticket has to be issued by Etihad. It's fine if you paid cash, and it's fine if you booked the First Apartment with Etihad Guest miles. Both are Etihad-issued and both can be upgraded. You cannot upgrade from a partner award ticket booked through another program like American AAdvantage or Air Canada Aeroplan. There are scattered reports of partner-ticket passengers being offered the upgrade anyway, and even the occasional operational upgrade into an empty Residence, but that's luck, not a strategy I can recommend to you here. If The Residence is the goal, book the First Apartment leg on Etihad Guest miles so the upgrade is available to you.

So, book a First Apartment award on the A380, then pay the cash upgrade. Here's what each piece costs.

Toronto (YYZ)

Note: Etihad Guest's cancellation policy is pretty bad. Cancel an award outright and you forfeit at least 25% of your miles, rising to 50% inside three weeks of departure and 75% inside a week. Book when you're sure. And watch for flash sales: in spring 2025 Etihad briefly cut Paris and Singapore Apartments to 95,000 miles each way, a 32% discount, with no warning and no notice before it vanished. If you see one on a route you want, move quickly.

If you're chasing the lowest possible mileage and you're flexible to the point of pain, AAdvantage prices the same Apartment far cheaper, around 62,500 miles to Europe and 50,000 to Asia. But partner space only opens inside 30 days of departure, often inside 14, and those tickets aren't upgradeable to The Residence. For an actual Residence booking you can plan months out, and Etihad Guest miles is the only currency that works.

The cash upgrade to The Residence

Etihad doesn't officially publish these numbers. Based on repeated live searches across 2025 and 2026, here's the standard one-way upgrade from a confirmed First Apartment into The Residence.

Paris and Singapore are the cheapest ways into the suite. Toronto is the priciest, but it's also the longest flight, so on a dollars-per-hour basis it's arguably the strongest value. You're in The Residence for the better part of 14 hours. Abu Dhabi to London was the route I flew and I felt like the flight passed by in no time.

The couples trick: two seats, one upgrade fee

Most people don’t realize you can share The Residence with another person.

The Residence holds two people, but only passengers confirmed in The Residence are allowed to use it. So if you're traveling as a couple, you cannot just upgrade yourself and bring your partner in from their Apartment seat. Crew discretion on this varies and reports are mixed, but it's officially not allowed, and it's not something to gamble a special trip on.

The right way to share it: you must purchase two First Class Apartments tickets on the same booking, then apply the Residence upgrade. The single flat fee upgrade only works when you're on one reservation (one PNR). Etihad upgrades the companion on your PNR into The Residence by default, for the same price you'd pay to upgrade yourself alone. You're not charged per head for the suite. You're paying just once for the space.

What that looks like on the Singapore route, for a couple:

  • Two First Apartment awards: 2 × 140,000 = 280,000 Etihad Guest miles, plus ~$365 taxes each

  • One Residence upgrade: ~$1,590 total, not $3,180

The miles cost doubles because you do need two confirmed First seats. The upgrade doesn't.

Two things to be aware of here: First, the real constraint isn't money. It's finding two First Apartment award seats on the same date, with only nine Apartments per plane and Etihad Guest saver space coming and going. That's the hard part, so start looking early. Second, there's only one Residence on the whole aircraft, so once you've found two Apartment seats, check that the suite itself is still open to upgrade on that flight. If someone's already claimed it, you’ll need to keep searching!

Where to earn Etihad Guest miles

Important update: American Express stopped transferring Membership Rewards to Etihad Guest on June 30, 2026. If you're sitting on Amex points and hoping to move them to Etihad, that door is closed.

As of July 2026, four transferable currencies still move to Etihad Guest at 1:1.

Citi ThankYou Points to Etihad Guest (1:1)
The Citi Strata Elite℠ Card earns a welcome offer of 75,000 ThankYou Points after you spend $6,000 in the first 3 months, and carries a $595 annual fee. It earns 12 points per dollar on hotels, car rentals, and attractions booked through Citi Travel, 6 points per dollar on air travel booked the same way, 6 points per dollar on restaurants during Citi Nights (Friday and Saturday, 6 PM to 6 AM ET), 3 points per dollar on restaurants any other time, and 1.5 points per dollar on everything else, plus lounge access and premium travel credits. Those ThankYou Points move to Etihad Guest at 1:1, so a single welcome offer gets you more than halfway to a Europe or Singapore First Apartment award.

Capital One miles to Etihad Guest (1:1)
The Capital One Venture X Rewards Credit Card earns 2 miles per dollar on every purchase and carries a $395 annual fee, offset by a $300 annual Capital One Travel credit and a 10,000-mile anniversary bonus. The current welcome offer is 75,000 miles after $4,000 in purchases in the first 3 months. Because it earns a flat 2 miles per dollar on everything, it's a clean way to build an Etihad balance from spend that doesn't fit neat bonus categories.

Bilt Points to Etihad Guest (1:1)
Bilt earns on rent and mortgages, which for most people is their largest monthly expense. The Bilt Palladium Card earns a welcome offer of 50,000 Bilt Points after $4,000 of non-housing spend in the first 90 days, plus Gold status, and carries a $495 annual fee. You earn Bilt Points on rent up to 100,000 points in a calendar year.

Rove Miles to Etihad Guest (1:1)
Rove Miles also transfer to Etihad Guest at 1:1, which makes them a useful option now that Amex is out of the picture. If you're already earning Rove through its travel stack, it's a clean route into an Etihad balance without opening another card. Get 1,500 bonus Rove Miles when you sign up to Rove here.

What to check before you book

  • Confirm it's the A380. Other jets fly the same routes. Match the flight number to the A380 and check the seat map for the Apartment cabin before you transfer a single mile.

  • Book the First Apartment on Etihad Guest miles, not a partner. It's the only way to guarantee the Residence upgrade is offered to you.

  • Don't transfer points speculatively. Confirm award space is live, then transfer. Citi, Capital One, Bilt and Rove transfers are usually quick, but space can move quickly.

  • Pay the upgrade in cash, keep the miles. Upgrading with Etihad Guest miles may be possible, but the value is under a cent per point which makes for a poor redemption.

  • Watch for flash sales and transfer bonuses. Etihad cut Paris and Singapore to 95,000 miles in 2025 with no warning, and Bilt has run 100% Etihad transfer bonuses. Either one materially changes the cost.

  • Couples, you need two things to line up. Two First award seats on the same flight, and the Residence still open to upgrade on it. Staying flexible on dates is your best bet here.

Frequently asked questions

Can you book The Residence directly with points? Not as a standalone product. Since 2023, Etihad only sells The Residence as an upgrade on top of a confirmed First Class Apartment ticket. You book the First Apartment first, with cash or Etihad Guest miles, then add the Residence upgrade. That upgrade can be paid with cash, roughly $1,590 to $3,191 one-way, or with Etihad Guest miles. Paying with miles comes out under a cent each, so cash is the better move.

How much does The Residence cost all-in with points? For one person from Singapore to Abu Dhabi, roughly 140,000 Etihad Guest miles plus about $365 in taxes plus a ~$1,590 upgrade. That's around 140,000 miles and $1,955 in cash, one-way. Longer routes like Toronto cost more miles (220,000) and a higher upgrade (~$3,191).

Which routes have The Residence in 2026? The A380 flies from Abu Dhabi to London, Paris, Singapore, and Toronto year-round, plus Tokyo Narita (through October 2026, returning March 2027) and Bangkok (October 2026 through March 2027) seasonally. Toronto is the only regular A380 route to North America.

Can two people share The Residence on one upgrade fee? Yes, as long as both travelers are on the same booking (one PNR). Book two First Class Apartment seats on one reservation, then apply the Residence upgrade. Etihad upgrades the companion on your PNR into the suite with you for the same flat fee, so you pay for two First awards but only one upgrade. Booked separately, you'd each be charged your own upgrade. Both travelers must be ticketed into The Residence to use it.

Can you upgrade a partner award ticket to The Residence? Officially no. The ticket must be issued by Etihad, so partner awards through American AAdvantage or Aeroplan don't qualify. Some passengers have reported being offered the upgrade anyway, but it's inconsistent. To be certain, book the First Apartment on Etihad Guest miles.

What credit card points transfer to Etihad Guest in 2026? Citi ThankYou Points, Capital One miles, Bilt Points, and Rove Miles all transfer 1:1. American Express Membership Rewards stopped transferring to Etihad Guest on June 30, 2026, so it's no longer an option.

Is The Residence worth it over the First Apartment? The First Apartment is already a world-class first class product with a door and a separate bed. The Residence buys you a private three-room suite, an ensuite shower, and an airport escort. That's space and exclusivity rather than a dramatically better meal. If flying the most private cabin in commercial aviation is the point of the trip, it's worth it. If you want the flat-out best value, the Apartment alone is the smarter buy.
